Seamless floors for the rest of the house, inside and out

Essential Epoxy coats alfresco areas, patios, laundries, rumpus rooms, hallways and open-plan living spaces across Sydney. One continuous surface, no grout lines to scrub, and a finish chosen for how that room is actually used. Outdoor areas get a UV-stable topcoat so the colour holds in full sun, and an anti-slip additive where the floor gets wet.

Coating inside a home you live in is a different job to coating an empty garage, which is why this service covers the awkward parts too: dust, what has to come up first, and what a coating can and can’t fix.

    Where It Works

Rooms and outdoor areas we coat most often

If you’ve already had a floor coated and watched it lift, peel or crack, it wasn’t bad luck. Across Camden, Campbelltown, Penrith and the Hills District, the same four failures come up again and again.

    Alfresco & patios

Full sun all afternoon, so these get a UV-stable topcoat and anti-slip grit. The most common outdoor request we get.

    Laundries & mudrooms

Seamless, so water can't sit in grout lines. Easy to mop after muddy boots and pet bowls.

    Rumpus & living areas

Usually metallic or solid colour. Works best on slabs that are flat and in reasonable condition.

    Home gyms

Flake handles dropped equipment better than gloss. Put rubber matting under weights.

    Pool surrounds

Wet underfoot year-round, so slip resistance matters more than gloss. Ask about a P-rated finish.

    Entries & hallways

Ground-floor slabs take heavy traffic. A hard-wearing topcoat beats re-grouting tiles every few years.

    Frequently Asked Question

Usually the tiles come up first. Coating over them makes the tile bond the weakest part of the floor, and grout lines often show through the finish. We'll tell you at the inspection whether removal is needed and what it adds.

No. The coating is only a few millimetres thick, so it follows the shape of the slab. A dip stays a dip. If you want it flat, the slab needs levelling first, which we price separately.

Usually yes, as long as the rooms being coated are out of use. Grinding is noisy and dusty, and coatings have a smell while they cure. We'll tell you which areas to avoid and for how long before we start.

A gloss finish is slippery when wet, so anywhere that gets wet gets an anti-slip additive in the topcoat. Wet slip resistance is rated P0 to P5 under AS 4586, and if you need a specific rating, tell us before we quote.

Sweep or vacuum, then mop with warm water and a pH-neutral cleaner. Skip acidic cleaners and abrasive pads, and put felt pads under furniture legs.
