    Floors that survive forklifts, racking and the joints underneath them

    Essential Epoxy coats storage areas, despatch bays, production floors and maintenance workshops across Sydney. Industrial floors fail in different places. Saw-cut joints, at racking footplates, at the turning points where forklifts pivot, and wherever oil has soaked into the slab. Those are the parts we look at first.

    You get a written scope before anything is booked, showing which zones are done in which order and when forklifts and racking can go back on them.

    Where It Works

    Areas we coat on industrial sites

    If you’ve already had a floor coated and watched it lift, peel or crack, it wasn’t bad luck. Across Camden, Campbelltown, Penrith and the Hills District, the same four failures come up again and again.

    Storage & racking bays

    Racking footplates concentrate weight into small points. We check footplate condition and slab edges before quoting, because those are where coatings chip first.

    Despatch & loading docks

    Water tracked in from ramps, sun through open roller doors, and constant turning. Anti-slip grit and a UV-stable topcoat usually belong here, not everywhere.

    Production & plant areas

    Oil drips, coolant and dropped components. The topcoat is chosen from what actually lands on the floor and how often it's cleaned.

    Maintenance workshops

    Smaller areas, harder wear. Solid colour makes leaks and dropped parts easy to spot, which matters more here than looks.

    Walkways & pedestrian lanes

    Marked lanes can be built into the coating rather than taped or painted on top, so they don't lift under pallet jacks.

    Mezzanines & store rooms

    Often the easiest areas to do first, and a sensible way to see our work before committing the main floor.

    No. Work is staged in zones, so only the active zone needs clearing. Racking that can't be moved is worked around, though the finish stops at the footplates rather than running underneath them.

    That depends on the loads, which is why the inspection asks about forklift type, wheel material and what you store. Hard polyurethane wheels and steel-wheeled carts are harder on a floor than pneumatic tyres, and that changes the system we specify.

    They're cut out, cleaned and filled with a flexible joint filler, then re-formed so the joint can still move. Coating straight across a moving joint is why so many industrial floors crack in a straight line.

    Marked lanes can be built into the coating rather than painted on top, so they last as long as the floor instead of being redone every year.

    Often yes. Failed coatings are ground back to sound concrete, joints and cracks repaired, and a new system laid. We'll tell you at the inspection if a section is past repair instead of coating over it.
