    The finish that hides everything a concrete floor throws at it

    Flake flooring is a coloured base coat with vinyl flakes broadcast into it while it’s wet, sealed under a clear topcoat. The flakes do two jobs: they break up the surface so dust, tyre marks and small slab flaws stop standing out, and they add light texture underfoot.

    Coverage

    Full broadcast or partial: the choice that changes everything

    This is the difference most quotes don’t explain, and it changes both the look and the price.

    Full broadcast (what we quote)

    Flake is thrown into the wet base coat until the coating won't take any more. The base colour disappears, so the floor reads as one consistent surface and hides the most. It uses far more flake and needs more topcoat to bury the texture, which is why it costs more.

    Partial broadcast

    Flake is scattered so the base coat still shows between the chips. Cheaper, and fine where you want a hint of texture, but marks and slab flaws stay visible because there's less pattern to hide them. Ask any cheaper quote which one it's for.

    Choosing A Blend

    What actually decides how your floor looks

    This is the difference most quotes don’t explain, and it changes both the look and the price.

    Blend colour

    Mid-tone greys and tans are the most forgiving. Very dark blends show dust and footprints, very light ones show tyre marks. Grey blends are the most common choice for garages for exactly that reason.

    Flake size

    Larger chips give a bolder, more granite-like pattern and hide imperfections better. Smaller chips read as a finer speckle up close. We'll show you both at the inspection.

    Base coat colour

    The base is tinted to suit the blend. On a full broadcast you barely see it, but it still affects the overall tone, and it's what shows through if the floor is ever chipped.

    Sunlight, if it's outdoors

    Bright colours such as lime green, hot pink and deep blue are known to fade and shift over a year or two outdoors. Earth tones and greys hold up far better, and outdoor floors need a UV-stable clear coat over the top.

    Price depends on coverage, slab condition and topcoat. Always check whether a cheaper quote is for a full broadcast or a partial scatter, because that alone can explain most of the difference.

    That depends far more on preparation than on the flake. A diamond-ground slab with a proper topcoat holds up for years in a home garage. A floor rolled over an acid-etched or oily slab can lift within a year or two.

    Less than a smooth gloss floor, because the flake leaves texture. For alfresco areas, pool surrounds and laundries we add anti-slip grit to the topcoat. Wet slip resistance is classified P0 to P5 under AS 4586 if a rating is specified for your site.

    Outdoors, bright colours can shift within a year or two, while greys and earth tones hold their colour far better. Outdoor floors also need a UV-stable clear coat, otherwise the topcoat itself ambers before the flake does.

    For a garage or alfresco area, flake is seamless with no grout lines to scrub, and it costs less than polished concrete. Polished concrete is harder wearing but needs a slab worth polishing. Tiles can be lifted by hot tyres and crack under point loads.
