Peeling, blistering, chips at the joints, a DIY kit that lifted with the tyres. We’re called to these every week across Sydney. Coating over the top of a failing floor isn’t a repair, it’s a temporary patch that usually fails faster than the original, so the first job is finding the cause.
Sometimes the answer is a spot repair. Sometimes it’s a recoat. Sometimes the honest answer is that the floor has to come off and start again, and we’ll tell you that even though it’s the quote you don’t want.
Different failures have different causes, and the cause decides the fix. Here’s how to read your own floor before anyone quotes on it.
The coating lifts cleanly off the concrete, or takes a thin layer of powdery concrete with it. Almost always preparation: acid etching instead of grinding, or coating over a weak, dusty surface.
Blisters appear in random patches rather than along joints, and the underside is damp or shows white mineral deposits. Common on ground-floor slabs with no working vapour barrier.
Epoxy is rigid, so when the concrete cracks the coating follows. Cracks that track a joint line, or reopen after being filled, point to slab movement rather than a coating fault.
Damage only where the tyres sit. Tyres above 60°C soften a thin or poorly bonded coating and pull it up as they cool. Common with roll-on hardware store kits.
Traffic lanes gone flat, colour looking tired, flake edges showing. The base is usually still sound, which makes this the cheapest problem on this page to fix.
Colour shift where afternoon sun reaches through a roller door or window. The coating is intact, but the clear coat wasn't UV-stable.
We’re happy to grind and leave. If you’re a tiler, vinyl or hybrid installer, waterproofer or builder, tell us the finish going down and we’ll profile the slab for it and hand it back clean.
For isolated damage where everything around it is still sound: an impact chip, a gouge, a small patch of lost flake. The failed material is cut out and the section rebuilt. Cheapest. Won't blend invisibly, and only works when the rest of the floor is genuinely healthy.
For a floor that's worn or dull but still bonded. The existing surface is mechanically abraded, cleaned, then a new topcoat goes over it. The old coat has to be sound enough to take it. Mid-range. Restores the look and adds years, but inherits whatever is underneath.
The old system is ground back to bare concrete, the slab repaired, and a new floor installed. Needed when peeling is widespread or spreading, when the failure is at the concrete itself, or when moisture has to be dealt with first. Dearest, and the only one we warrant in full.

Most often because the slab wasn't diamond ground before coating, so the epoxy bonded to a weak surface layer instead of sound concrete. The other common causes are moisture rising through the slab, oil or contamination left in the concrete, and coating outside the product's recoat window.
Only if the peeling is isolated and everything around it is firmly bonded. Tap around the edges: if the coating sounds hollow well beyond the damaged area, the bond has already failed there too and a patch won't hold.
Sometimes. The existing coating has to be sound, clean and mechanically abraded first. What doesn't work is rolling a fresh coat over a floor that's already lifting, which is the most common DIY mistake we're called to fix.
It'll be close, not identical. If an exact appearance matters, resurfacing the whole area is the only way to guarantee it.
